I, tot i aix\u00ed, les seves xifres no reflecteixen el que mereixen, amb ocupacions que es mantenen, per\u00f2 el RevPAR no acaba d\u2019enlairar-se. Les reserves arriben, per\u00f2 massa passen per intermediaris que es queden amb una part substancial del marge, i en alguns casos l\u2019estrat\u00e8gia comercial aplicada, en el millor dels casos, s\u2019improvisa sobre la marxa.<\/p>\n<p><strong>Madrid<\/strong> no \u00e9s nom\u00e9s una destinaci\u00f3, \u00e9s una identitat, i \u00e9s que la capital espanyola t\u00e9 alguna cosa que molt pocs mercats tur\u00edstics poden oferir: una personalitat genu\u00efna, transversal i en evoluci\u00f3 constant. Cultura de barri i gastronomia d\u2019avantguarda, art de primer nivell mundial i vida de carrer fins a les tres de la matinada. \u00c9s una ciutat que no necessita vendre\u2019s, i precisament per aix\u00f2, els <strong>hotels boutique<\/strong> que hi operen tenen una oportunitat que va molt m\u00e9s enll\u00e0 de competir per preu o per posici\u00f3 en els r\u00e0nquings de les OTAs: han de competir per oferir una experi\u00e8ncia \u00fanica. El repte \u00e9s convertir la seva identitat i aquesta experi\u00e8ncia \u00fanica en una estrat\u00e8gia comercial coherent i rendible que requereix m\u00e8tode, dades i, sobretot, una comprensi\u00f3 profunda de com funciona el <strong>Revenue Management<\/strong> modern.<\/p>\n<p>Aix\u00f2 tamb\u00e9 comporta un canvi de perspectiva, perqu\u00e8 durant anys el sector hoteler ha mesurat el seu \u00e8xit en termes d\u2019ocupaci\u00f3. Omplir habitacions era l\u2019objectiu; el preu, una variable secund\u00e0ria. Avui sabem, amb dades a la m\u00e0, que aquesta l\u00f2gica \u00e9s, en el millor dels casos, incompleta. Siguem sincers: un hotel que omple les habitacions a trav\u00e9s d\u2019intermediaris a preus baixos pot tenir una ocupaci\u00f3 envejable i una rendibilitat mediocre. La comissi\u00f3 de les OTAs, el cost de distribuci\u00f3, la manca de dades pr\u00f2pies sobre el client i la incapacitat de construir una relaci\u00f3 directa amb l\u2019hoste s\u00f3n factors que erosionen el marge de manera silenciosa.<\/p>\n<p>Per aix\u00f2, la m\u00e8trica que realment importa no \u00e9s nom\u00e9s el RevPAR \u2014Revenue Per Available Room\u2014, sin\u00f3 el TNRevPAR: l\u2019ingr\u00e9s net total per habitaci\u00f3 disponible, una visi\u00f3 que integra tots els ingressos de l\u2019establiment descomptant els costos reals de captaci\u00f3. \u00c9s la difer\u00e8ncia entre saber quant entra i saber quant queda. Reduir la depend\u00e8ncia de les OTAs \u00e9s un dels objectius estrat\u00e8gics m\u00e9s esmentats en el sector hoteler, per\u00f2 tamb\u00e9 un dels menys assolits. I no \u00e9s per manca de voluntat: \u00e9s per manca d\u2019estructura. Aconseguir que m\u00e9s d\u2019un 40% de les reserves arribin de forma directa, com han aconseguit nombrosos hotels que han apostat per professionalitzar la seva estrat\u00e8gia de <strong>Revenue Management<\/strong>, no \u00e9s el resultat d\u2019una campanya puntual ni de tenir un bon motor de reserves. \u00c9s la conseq\u00fc\u00e8ncia d\u2019un treball sistem\u00e0tic que abasta l\u2019estrat\u00e8gia de preus, la gesti\u00f3 de la distribuci\u00f3 multicanal, el posicionament de marca, la tecnologia i la cultura interna de l\u2019equip. Quan aquests elements s\u2019alineen, passa una cosa interessant: l\u2019hotel deixa de competir en el tauler de les OTAs i comen\u00e7a a construir el seu propi terreny de joc.<\/p>\n<p>Un altre gran pilar de l\u2019\u00e8xit \u00e9s la transformaci\u00f3 digital, que evoluciona i canvia a una velocitat que no sempre ha anat acompanyada de claredat, i que moltes vegades acaba sent desconcertant. Avui existeix una oferta molt \u00e0mplia d\u2019eines: sistemes de gesti\u00f3 de propietats (PMS), revenue management systems (RMS), channel managers, booking engines, solucions d\u2019intel\u00b7lig\u00e8ncia artificial per a la fixaci\u00f3 din\u00e0mica de preus&#8230; La promesa \u00e9s atractiva, tot i que la realitat \u00e9s m\u00e9s complexa. No totes les eines s\u00f3n adequades per a tots els hotels. La integraci\u00f3 entre sistemes \u00e9s cr\u00edtica i, quan falla, les dades es fragmenten i les decisions es prenen a cegues. I el factor hum\u00e0, el criteri d\u2019un <strong>Revenue Manager<\/strong> amb experi\u00e8ncia real, continua sent insubstitu\u00efble per interpretar les dades, anticipar tend\u00e8ncies i prendre decisions estrat\u00e8giques que cap algoritme pot prendre per si sol. El valor no \u00e9s tenir la tecnologia m\u00e9s sofisticada, sin\u00f3 tenir la combinaci\u00f3 correcta, ben implementada i amb les persones adequades interpretant el que diuen les dades.<\/p>\n<p>Cal ser conscients que la manera tradicional d\u2019entendre la consultoria en <strong>Revenue Management<\/strong> t\u00e9 els dies comptats. Els hotels no necessiten m\u00e9s informes, necessiten acompanyament real, execuci\u00f3, adaptaci\u00f3 cont\u00ednua i un equip que entengui el seu projecte com a propi. Aix\u00f2 implica treballar de manera integrada amb l\u2019equip de l\u2019hotel, no en paral\u00b7lel. Compartir la informaci\u00f3, prendre decisions conjuntes, ajustar l\u2019estrat\u00e8gia en temps real i mesurar els resultats amb honestedat. Una col\u00b7laboraci\u00f3 on la confian\u00e7a m\u00fatua \u00e9s l\u2019actiu m\u00e9s valu\u00f3s.<\/p>\n<p>Perqu\u00e8 al final, els n\u00fameros milloren quan les persones que hi ha darrere comparteixen el mateix objectiu.
